Dufferin Operations Centre

The City of Vaughan wanted to transform a former salt storage facility and parking lot into a new operations centre for the roads and parks operations departments. This project is composed of two buildings and a storm retention pond.

The first building is a 5,000 sq. ft. prefabricated administration office, equipped with barrier free washrooms, showers, and a shared kitchen. Using collaborative construction techniques, we worked closely with prefabrication partners to complete the administrative building both on and offsite. While our team and trades were laying the foundation onsite and creating municipal utilities hook ups, the NRB Modular Solutions team was offsite building the office. By using modular construction, our team was able to shorten the project timeline by six months!

The second building is a 5,000 sq. ft. pre-engineered vehicle storage facility, complete with an adjacent fuel station. It was designed and prefabricated to house municipal vehicles and has to overhead garage doors, mechanical louvres, and radiant panels for heating.

During initial excavation, the team discovered Phragmite contaminated soil, stopping work for the winter. This posed a risk to the entire project due to the new 2023 Ontario Regulations surrounding invasive plants, which made it impossible to relocate the soil to other sites. Using building information modelling (BIM), the team found the most suitable locations to create swales and berms to contain the contaminated soil.

“It [modular construction] lets you have a tighter schedule because you’re doing two things at the same time. We were able to compress the schedule by 25 per cent by building offsite.” – Steven Salama, project manager.
