Bower Place Mall

This five-year redevelopment at Bower Place Mall was carefully planned to modernize the space, improve customer flow, and support the long-term performance of the mall.

The work was delivered in multiple phases, each building on the last to reposition key tenants and create new opportunities within the existing footprint.

The first phase focused on enabling future work. The food court and several services, including the administration office, were relocated to clear space for subsequent construction. This set the foundation for the reconfiguration of major tenant areas, including the relocation of Shoppers Drug Mart from an existing 8,800 sq. ft. location to a new 15,000 sq. ft. space.

With anchor tenants and services repositioned, the redevelopment moved into the transformation of high-traffic areas. Space previously occupied by Shoppers Drug Mart, Canadian Imperial Bank of Commerce, and other tenancies was redeveloped to support a new North Mall entrance and accommodate the relocation of Toys “R” Us.

All work was completed in an operating mall environment. Maintaining a positive experience for shoppers while protecting tenant operations was critical throughout the project. This required detailed coordination, careful scheduling, and a strong focus on minimizing disruptions to daily business. The schedule itself was tightly sequenced, with later phases dependent on tenants vacating spaces created earlier in the project.

The final phase began in June 2008 and reached completion in August 2009. This $15 million renovation introduced 22 new stores and a new exterior entrance on the southeast side of the building, enhancing access and visibility. Together, these updates delivered a refreshed retail environment designed to better serve both tenants and the community.
