Rosedale Seniors Centre Expansion in St. Albert involved the construction of a six-storey addition to an existing seniors care facility, providing 78 assisted and independent living units across 78,575 sq. ft. The expansion also included an underground parkade to support residents, visitors, and staff.
Utilizing our construction management expertise, we worked collaboratively with Rosedale Developments and the design team throughout a fast-track delivery process. The building features a cast-in-place concrete parkade with a loadbearing steel stud system above grade, creating a durable, non-combustible structure designed to support long-term seniors living.
A key challenge involved connecting the new addition to the occupied seniors care facility while maintaining daily operations and resident comfort. Through careful planning, collaboration, and continuous communication, the safety and well-being of residents and staff were maintained throughout construction, while the site remained organized and free from major disruptions.
The link connection between the new addition and the existing facility crossed a Utility Right of Way containing a major municipal water main. Working closely with the City of St. Albert, the project team incorporated specialized breakaway design requirements to ensure future access to the underground infrastructure if emergency repairs were required. Throughout construction, additional precautions were taken to protect the water main and avoid disruption to municipal services.
Delivered through a collaborative construction management approach, the expansion increased seniors housing capacity while supporting the continued operation of the existing facility. The project provides modern assisted and independent living accommodations that help meet the growing demand for seniors housing in St. Albert and the surrounding area.
