Historic Brewery District

This heritage construction project involved upgrading and preserving a 100 year old brewery building in downtown Edmonton.

Our team was tasked with replacing all floors in the building; updating the beams pocketed into the load-bearing masonry one-by-one; doing a complete restoration of the interior and exterior masonry; and upgrading the mechanical and electrical systems.

The updated building houses a microbrewery, restaurant, and office spaces.

Due to the age of the building, several items were discovered such as cast-iron columns, encase in concrete structural steel sizes not matching test areas, bowing in walls, existing foundations not matching test areas and requiring reinforcing. The client, consultants, and subcontractors collaborated to find the most efficient and cost-effective solution.

The timeline for the project was tight as tenants and contractors were eager to get into the space. Any overage in time would result in the tenants losing revenue. So, through our construction management principles, we established a project planning master schedule. It included the resources required for the project. The client, consultants and trades, were all involved in the Chandos production system to ensure accuracy of the schedule.

The rapport built throughout the project allowed for transparent change, budget and schedule management, as well as timely delivery without operation disrutpion.

The project achieved LEED Silver certification.
